As we close the door on another year, we would like to thank you for being a valued member of The Property Ombudsman. For those that may have missed our email on 29th November, this is a reminder that we have taken the decision to freeze membership fees for 2024 and will seek to absorb any rising costs to our business for the year.
As a not-for-profit scheme, we want to deliver the best service we can and are committed to providing value for money. Over the coming months, we're focussing on improving our website with growing numbers using our self-service platforms, as well as sharing enhanced content with you in an ever-changing regulatory landscape.

Department For Levelling Up, Housing and Communities (DLUHC) has launched an open consultation - 'Modern leasehold: restricting ground rent for existing leases'.
The consultation, which seeks views on capping the maximum ground rent that residential leaseholders can be required to pay in England and Wales.
It sets out a series of options for how the government could intervene to cap the ground rent leaseholders have to pay.

On Wednesday 15th November, TPO hosted the final Industry Forum of the year, hosted for the last time by Michael Stoop, who will be succeeded by Nick Samuels in 2024.
The purpose of the forum is to build trust and confidence in the property sector through awareness of issues causing or having the potential to cause consumer detriment, and developments in professional practice.

On 14th November, Rebecca Marsh was a keynote speaker at the Westminster Social Policy Forum.
The Forum considered next steps for the private rented sector in England, namely the Renters (Reform) Bill and proposals in the Bill including landlord obligations, new Ombudsman, investigative powers and regulatory frameworks and impact on student housing.
